Text Messaging Terms

The program
The operator you have been dealing with sends text messages about a property matter you are already in contact with them about, using Koabid to carry them. Messages carry things such as a reply to a question, an appointment or a document to review, and follow-up on a conversation already under way.
This is not a marketing list, and there is no way to sign up for one on this website — koabid.com asks nobody for a phone number. Consent is collected by the operator, before any message is sent, and How Text Message Consent Is Collected describes every path it comes through, the exact wording agreed to, and what is sent afterwards.
Who is sending, and who obtained consent
Messages are sent by the operator you have been dealing with, using Koabid as the platform that carries them. Koabid does not build or buy lists, and does not message anyone of its own accord.
The operator obtains consent and holds the record of it. Our agreement with them requires it: they may only load a number into the platform if they have consent to message it, and they have to be able to produce that consent when asked. Consent given to somebody else, for somebody else’s messages, is not consent — it does not transfer with a list.
Consent is given before any message is sent, through one of three paths — a web form, a text message sent to the operator, or a signed paper form. Each carries the same wording, on a control of its own that is never pre-ticked. All three are set out in full, with the wording and with what is sent afterwards, in How Text Message Consent Is Collected.
Consent is never a condition of any purchase, offer, or service. Contact preferences, including do-not-call and do-not-contact flags, are stored against the contact and travel with it.
If you are being messaged and do not believe you agreed to it, reply STOP — it takes effect immediately — and tell us. We will trace it back to the operator who loaded the number and to the consent they recorded.
Do not call
We keep an internal do-not-call list. A request to stop, however it arrives — a reply of STOP, a word on a call, the contact form, or the privacy rights request form — is added to it, applied across text, email and voice at once, and kept for at least five years.
You do not need to give a reason, you do not need an account with us, and you will not be asked to confirm twice. A copy of this policy is available on request through the contact form.
Numbers are also checked against the national Do Not Call registry, and against the state registries that apply where the person lives.
Keywords
| Reply | What happens |
|---|---|
| STOP, END, CANCEL, UNSUBSCRIBE, QUIT | Everything stops — text, email and voice |
| HELP, INFO | You get help and a way to reach a person |
| START, UNSTOP | Messages resume, if you stopped them |
Replying HELP returns: the name Koabid, what the messages are about, a link to the contact form below, a reminder that message and data rates may apply, and that you can reply STOP to stop.
How to stop messages
Reply STOP to any message to stop all text messages. You get one final message confirming it, and then nothing further.
A stop request is honored immediately, and it stops every channel at once — text, email, and voice — not only the channel you replied on. You do not have to repeat it per channel, and you do not have to ask twice.
You can also stop messages by making a request through the privacy rights request form. That form has no phone field — this website deliberately asks nobody for a number — so put the number you want stopped in the box that asks what will help us find your records. Replying STOP is faster and needs nothing from you at all.
When messages are sent
Messages and calls are sent only between eight in the morning and nine at night in the recipient’s local time, and earlier than that where a state requires it — several set an eight o’clock evening limit. Outside the window they are held in a queue until it opens again.
Where a message is generated or sent by an automated agent, it identifies itself as artificial intelligence. See the Artificial Intelligence Disclosure.
Message frequency
Message frequency varies with the conversation. Follow-up runs on a ninety-day cadence and stops when the property sells, is listed, or the owner declines.
Costs
Message and data rates may apply, depending on your plan and carrier. We do not charge you for messages.
Your number is not shared
Mobile phone numbers are not sold, and are not shared with third parties or affiliates for their own marketing or promotional purposes. Opt-in and consent records are disclosed only to the provider that carries the messages for us, and to no one else. This is set out in the Privacy Policy.
Carriers
Carriers are not liable for delayed or undelivered messages.
Contact
Use the contact form for any question about messaging. It reaches a person and we reply by email.
To stop messages you do not need to write to us at all — reply STOP to any message, or use the privacy rights request form.
