Who this covers, and which half applies to you
Two different sets of people reach this policy, and almost nothing is true of both. Find yourself here first, because it decides who you ask and what we are able to do.
If you came to this website — you asked about the product, sent us a message, or made a rights request. We decide what happens to that information and we answer for it directly. Everything under “Information we collect through this site” is about you.
If you received a text, call or email from an operator using Koabid — you are a property owner who dealt with an independent home-buying business. That business decides what happens to your information; we hold and process it on their instructions, under a written agreement. Everything under “Information the platform processes” is about you.
That difference is not a technicality. For information in the platform we act for the operator, so a request to delete or correct it is theirs to decide and ours to carry out — we will pass it to them, tell you who they are, and see it through. A request to stop being contacted is different and needs nobody’s decision: reply STOP to any message and it is honored immediately, across text, email and voice at once. See the Text Messaging Terms.
Stopping the operator’s messages does not stop this website’s emails to you, and unsubscribing from ours does not stop theirs. They are separate systems holding separate records, which is why one request does not silently do both.
Information we collect through this site
Three forms on this site collect information, and nothing else on it does.
Early access collects your name, work email address, company, your approximate monthly deal volume, your role if you give it, and anything else you choose to tell us. We use it only to talk to you about the product.
The contact form collects your name, email address, what your message is about, and the message. We use it only to reply to you.
A privacy rights request collects your name, an email address to reply to, your state of residence — which decides what rights you have — whether you are acting as someone’s authorised agent and for whom, and whatever details you give us to find your records. We use it only to handle that request.
All three also record the fact and exact wording of the consent you gave, and when you submitted it. None of them asks for a phone number.
We do not run analytics, advertising pixels, session recording, or marketing automation on this site. Nothing that is not strictly necessary loads before you have agreed to it, and at present there is nothing in that category to load at all.
We use this information only to contact you about the product. We do not sell it and we do not share it for anyone else’s marketing.
This website does not ask for a phone number and does not sign anyone up for text messages.
Cookies
This site sets one cookie, and only after you have made a choice about it:
| Name | Purpose | Set when |
|---|---|---|
koabid_consent |
Records the cookie choice you made, so you are not asked again | Only once you choose |
That is the entire list. Until you choose, nothing is stored in your browser at all — the banner itself sets nothing. “Essential only” is a single click and no harder than accepting, because making refusal more effortful than agreement is not consent.
This site loads no analytics, no advertising pixel, no session recorder, and no marketing-automation script. Not “none without consent” — none at all, at present. If that ever changes, nothing in those categories will load before you have agreed to it, and the date at the top of this page will move. There are no third-party scripts here, so there is nothing that can track you from one site to another.
You can change your choice at any time with the cookie settings link in the footer of any page. Clearing your browser’s storage for this site clears it too, and you will be asked again next visit.
Text messaging
This section applies where the platform sends text messages on an operator’s behalf. The complete terms, including the keywords, are in the Text Messaging Terms, and every way consent is collected is set out in How Text Message Consent Is Collected.
We do not share, sell, or provide mobile phone numbers or messaging consent data to third parties or affiliates for marketing or promotional purposes. Text-messaging opt-in and consent records are excluded from every category of sharing described elsewhere in this policy: they are disclosed only to the provider that carries the messages for us, acting on our instructions and for no purpose of its own, and to no one else.
Message frequency. Message frequency varies with the conversation. Follow-up runs on a ninety-day cadence and stops when the property sells, is listed, or the owner declines.
Message and data rates may apply, depending on your plan and carrier. We do not charge you for messages.
Stopping. Reply STOP to any message to stop all text messages, or HELP for help. A stop request is honored immediately and stops every channel at once — text, email, and voice.
How long we keep it
What you send through this website is kept while we are dealing with you and for as long afterwards as we have a reason to — a live conversation, an obligation to keep records, or a dispute. When the reason ends, so does the record.
Two exceptions run the other way, and both exist to protect you rather than us:
- Consent and do-not-contact records are kept longer than the contact itself, for at least five years. Deleting the record that you asked not to be contacted is how people get contacted again.
- Privacy rights requests and their receipts are kept as long as the law requires us to be able to show what we did about them.
Information the platform processes
The product itself processes considerably more than this website does. Categories, purposes, retention and recipients for each are described in the operator’s own agreement and privacy documentation. The categories include:
- Contact identity: full legal name, mailing address, email addresses, phone numbers.
- Property information: address, municipal tax identifier, characteristics, valuation, condition, sale history, ownership.
- Federal tax identifiers, where they are required to complete a transaction. This is the most sensitive category we hold, and it is collected only where a transaction cannot complete without it.
- Communications: call records and outcomes, transcripts and recordings, text messages, emails, meeting records, and notes, brought together into a single timeline for each party.
- Inferences about financial circumstances, including foreclosure and auction status, equity position, occupancy status, and skip-trace detail. We treat these as sensitive regardless of how they are formally classified.
- Deal and transaction records: offers, agreements, closing details, funds.
- Contact preferences and consent state, including do-not-call and do-not-contact flags.
- Records relating to operators and employees who use the system.
- Inferences produced by artificial-intelligence models, each stored with the model that produced it, a confidence value, and a rationale.
Who processes data for us
This list gives categories rather than named providers, and it is still being checked against what is actually in use. It is published in that state deliberately: a list naming providers we have selected but not yet switched on would be worse than one naming none. The named list replaces this when it has been verified, and the date at the top of this page will move when it does.
- The incumbent customer-relationship-management system, from which we extract records. Extraction is read-only and has no write path back.
- A multiple listing service, for listing facts, comparable sales, and listing-agent cross-references.
- Large-language-model providers, which receive some personal information during enrichment. See the Artificial Intelligence Disclosure.
- Automated voice-call providers.
- A text-messaging provider.
- Email delivery providers.
We do not list providers we have selected but are not yet using. When we add or replace one, this section and the date at the top change.
Text-messaging opt-in and consent records are the exception to all of the above: they go only to the provider that carries the messages, as set out under Text messaging.
Artificial intelligence
Some processing involves third-party artificial-intelligence model providers, and some information is transmitted to them. We describe this specifically rather than in general terms, because a vague answer here would be misleading.
See the Artificial Intelligence Disclosure.
Your rights
Depending on where you live you may have rights to access, correct, delete, or receive a copy of your personal information, and to opt out of certain processing. You can exercise them without being treated differently for doing so.
Use the same form either way, and say which of you it is — there is a box asking what will help us find your records, and “I got a text about my house at …” or “I filled in your early access form” is enough. It decides how we handle the request, and we will tell you which route yours took.
- About what this website holds, we decide and we answer directly.
- About what the platform holds, we act for the operator: we log your request on the day it arrives, pass it to them, tell you who they are, and see it through. The clock runs from when we received it, not from when they reply.
- To stop being contacted, you do not need this form or anyone’s decision. Reply STOP to any message. It is honored immediately and stops text, email and voice at once.
Some of what the platform holds is sensitive personal information — federal tax identifiers in particular. We use it only for the purposes it was collected for and for the limited operational purposes the law permits without a separate right to restrict it. We do not use or disclose it to infer characteristics about anyone. If you want that in writing for your own records, ask through the request form.
Contact
Privacy rights requests go through the privacy rights request form, which is monitored and which starts our response clock the moment it is received.
Anything else — a question about this policy, or about a message you received — goes through the contact form.
